1. Information We Collect

Information you give us

We collect information you provide directly to us when you log in, submit reviews, contact a landlord, request a tour, or contact us for support. This may include:

• Name and email address
• School/university affiliation
• Review content and ratings
• Phone number, move-in dates, group size, and the message you write, when you contact a landlord or request a tour
• Communication preferences

Information we collect automatically

When you use the site we record how it was used: the pages and listings you view, the listings shown to you in search results and whether they appeared on your screen, how long you spend on a listing and how you move through its photos, the searches and filters you run, and actions you take such as saving a listing or contacting a landlord. We also collect general device and browser information and the campus area you are browsing.

We use this to measure which listings students see and open, and to report that back to landlords in aggregate — see Section 3. We do not collect precise device location, and we do not track your activity on other websites.

2. How We Use Your Information

We use the information we collect to:

• Provide, maintain, and improve our services
• Display your reviews and ratings
• Deliver your inquiry or tour request to the landlord you contacted
• Produce the aggregate listing statistics we report to landlords, and measure the effect of sponsored placement (see Section 3)
• Understand what students are searching for that our listings do not currently match
• Send you technical notices and support messages
• Respond to your comments and questions
• Detect and prevent fraud and abuse
• Send you promotional, marketing, or other informational communications by email

3. Information Sharing

We do not sell your personal information. We may share your information in the following circumstances:

• With your consent or at your direction
• With service providers who assist in our operations
• To comply with legal obligations
• To protect the rights and safety of OffCampusReview and our users

The categories above exclude text messaging originator opt-in data and consent; this information is not shared with any third party other than the messaging provider that delivers messages on our behalf. See Section 4.

What landlords see

Landlords receive the contact details you send them when you make an inquiry or book a tour. Separately, they see aggregate statistics about their own listings — how many people saw and opened them, and how those visitors behaved as a group. They do not see your individual browsing history, and reports that reference other listings show counts only, never who you are.

4. Text Message (SMS) Communications

Landlords may opt in to receive text message notifications about activity on their own properties, such as new reviews, new rental inquiries, verification status updates, and claim approvals. Opting in requires both an explicit consent checkbox and a one-time code sent to the mobile number to confirm ownership of the device. Text notifications are off by default, and we do not send marketing or promotional content by text.

Mobile information will never be shared with or sold to third parties or affiliates for marketing or promotional purposes. Mobile opt-in data and consent records are not shared with any third party except the messaging provider that delivers these messages on our behalf.

Message and data rates may apply, and message frequency varies. Reply STOP to any message to opt out, or HELP for help. You can also turn text notifications off at any time in your account's notification settings. Full program terms, the opt-in process, and sample messages are published at SMS Terms & Opt-In.

5. Anonymous Reviews

When you post a review, your name and identifying information will not be displayed publicly, as all reviews are anonymous by default. However, we retain this information internally for verification and moderation purposes.

6. Data Security

We implement appropriate technical and organizational measures to protect the security of your personal information. However, no method of transmission over the Internet is 100% secure, and we cannot guarantee absolute security.

7. Your Rights

You have the right to:

• Request deletion of your account and data
• Opt-out of marketing communications
• Request a copy of your data

Activity we recorded while you were signed out is not linked to your account, so we have no way to find it and it is not covered by a deletion request. We keep activity records for as long as they are useful for the purposes in Section 2; we do not currently operate a fixed deletion schedule for them.

8. Cookies and Tracking

We use cookies and similar technologies to keep you signed in and to remember your preferences. You can instruct your browser to refuse cookies, though parts of the site will stop working.

To count activity without requiring an account, we also store a random identifier in your browser and use it to recognise the same browser across a visit. It is not linked to you unless you sign in, in which case your account identifier is used instead. Clearing your browser storage clears it.

If that identifier is unavailable, we fall back to a value derived from your IP address and browser user-agent so that repeated page loads are not counted as separate people. That value is a one-way hash — we do not store your IP address alongside it in these records — but it is derived rather than stored, so refusing cookies or clearing browser storage does not prevent it.

9. Changes to This Policy

We may update our Privacy Policy from time to time. We will notify you of any changes by posting the new Privacy Policy on this page and updating the "Last updated" date.
